Analyst – Real Estate 

Company and Position Overview:

ATCO Properties and Management is a privately-held real estate development, investment and management company in its fourth-generation of family ownership. The company owns and manages a New York City portfolio of midtown office and prime multifamily buildings, and is developing Camp North End in Charlotte, NC and a series of projects in Austin, TX. ATCO continues to look for opportunities to deploying capital into strategically selected, pedestrian-oriented, office, multifamily and retail opportunities.

The Analyst’s principal responsibility will be to support the investment analysis work and reporting associated with current and future development phases at Camp North End, a 76-acre mixed-use project that is creating the most vibrant place in Charlotte, NC. The project includes multiple phases of adaptive reuse (two complete, two to go), as well as new construction (first building broke ground on December of 2022).

The Analyst will work primarily with a Lisbon-based company Senior Vice President, as well as remotely with colleagues in the US.

Responsibilities Include

Investments

  • Provide ad hoc analytical support to senior professionals, screening potential investments relative to investment criteria. Including:

    • Research overall target market and sub-market

    • Ascertain relevant rent, sales and operating cost comparables for the target property

    • Land sale value and replacement cost analysis

    • Communication with third parties (brokers, lenders, consultants, etc)

  • Support analytical and transactional aspects including market research, due diligence, financing, structuring, negotiating, and closing.

  • Identify and articulate the major risks associated with an investment opportunity in both verbal and written format.

  • Assist in the creation of thorough and concise investment packages that are presented to ATCO’s Investment Committee and investors.

Financial Planning & Analysis

  • Use Excel and Argus to develop complex cash flow models that roll-up into a broader portfolio.

  • Update those models for material changes (leasing, capital and other market assumptions).

  • Underwriting of all assumptions, including revenue streams, and operating expenses in connection with each property business plan.

  • Maintain asset return metrics (e.g., IRR, cash-on-cash, equity multiple) and cash flow waterfalls.

  • Track and communicate ongoing project status to lenders and equity investors, assisting the in the preparation of reporting packages.

Business Plan Preparation & Execution

  • Prepare and update property business plans incorporating budget, capital expenditures, revenue and operating expenses, valuation assumptions, risks & mitigants, SWOT analysis, and a summary of the relevant real estate market.

  • Research, organize and analyze large volumes of pertinent and complex property and market information.

  • Keep current with macroeconomic news, market trends and general industry knowledge for use in business pitches and research reports.

     

Qualifications, Experience and Education:

  • Required:      

    • Degree in business, finance, accounting, engineering, real estate or a related field

    • 2-3 years of experience in M&A, project finance or real estate investments

    • Expert Excel user with a solid modeling background
      Able to produce persuasive investment memoranda in Word and presentation decks in PowerPoint

    • Fluent in English

  • Desired:        

    • Big four accounting firm or big three management consulting experience

    • Argus Enterprise experience or willingness to learn

  • Location: Lisbon, Portugal (remote with weekly in person meetings

  • Travel: Plan for trips to Charlotte and New York (and potentially other markets) every other month to collaborate with teammates, to maintain familiarity with the status of the projects and the market.
